Infinity pools are not a feature. A practical look at the amenities that drive occupancy, resale value and day-to-day comfort in Red Sea communities.
Buyers are increasingly comparing amenity lists line by line, and they are right to. Some features photograph beautifully and contribute almost nothing to how a property performs. Others are unglamorous, expensive and quietly determine whether a community is a pleasant place to live nine months of the year.
Features that move the needle
- On-site rental management with a staffed leasing desk and owner reporting
- Reliable water, power and internet, including generator backup for outages
- Shaded, walkable circulation between buildings rather than exposed plazas
- Dedicated family and guest parking, planned per unit rather than per district
- A genuine maintenance team with a response time you can hold them to
- Sea or pool views from the primary living spaces, not just the balcony
Features that mostly do not
A roof-top pool with limited hours is a marketing asset, not a lifestyle one. So is a gym viewed from the entrance corridor with no changing facilities. Buyers who have stayed in operational resorts learn to look past the renderings and ask what happens in February, during maintenance shutdowns, and on a public holiday weekend.
Ask the developer what their occupancy was last February, and how many units had guests in March. The answer separates communities from concepts faster than any brochure.
Outdoor space is under-rated
Private outdoor space of a usable size is consistently the feature buyers miss most often in early stages and value most later. A deep terrace with a proper privacy screen and room for a dining table changes how a unit is lived in. It also widens the pool of guests a unit can accommodate, which matters if you intend to let.
Ask the operational questions
Before you commit, walk the community. Look at where air-conditioning units discharge, whether stairwells are lit, how many people are security staff, and whether the landscaping is watered. Operational details are the clearest signal of how a development will be run for the decade after you buy it.
